
Would you go to court and ask the other side’s lawyer to protect your interests?
Probably not.
You would understand that the lawyer could be knowledgeable, ethical and pleasant while still being responsible for someone else’s outcome.
Yet sometimes buyers approach one of the largest financial and legal decisions of their lives differently.
They see a property online, call the listing REALTOR® and begin sharing information about their budget, timeline, motivation and interest in the home.
The listing REALTOR® may be excellent.
But when that REALTOR® represents the seller, the seller is the client whose interests must be protected.
That is not a criticism of the listing REALTOR®. It is the job.
The better question is not, “Is this a good REALTOR®?”
It is, “Who is clearly sitting on my side of the table?”
Access Is Not Representation
Opening the door is one of the smallest parts of buyer representation.
A skilled buyer REALTOR® helps the buyer compare several properties against their actual needs, financial goals and future plans.
They consider more than whether the home is attractive.
They help the buyer ask:
What might this property require after closing?
Are the price and terms supported by the market?
Which conditions may be appropriate?
What information should remain confidential?
Which qualified experts should become involved?
How could this purchase affect the life the buyer is trying to build?
Those questions matter because buyers rarely lose money only through the purchase price.
They can also lose money through overlooked repairs, poor terms, weak conditions, unsuitable closing dates, unplanned carrying costs and risks they did not know to investigate.
What Did Ottawa’s Recent Rain Reveal?
The extreme weather Ottawa experienced on July 1, 2026 provides a sobering example.
Homes that may have appeared perfectly comfortable during ordinary weather suddenly faced significant water challenges.
This is not about using someone else’s hardship as a promotional opportunity.
It is about learning from what the storm exposed.
Grading, drainage, downspout locations, foundation exposure, window wells, neighbouring elevations and the path surface water may take can all matter.
The City of Ottawa explains that proper lot grading should direct surface water away from a home.
A REALTOR® does not replace an inspector, drainage specialist or engineer.
The REALTOR®’s role is to notice, ask, investigate and help the buyer bring in the right expertise before the decision becomes firm.
The Questions Buyers Do Not Know to Ask
One of the greatest values an experienced professional offers is not merely answering questions.
It is recognizing the questions the buyer does not yet know to ask.
A first-time buyer may focus on whether the furniture will fit.
An experienced REALTOR® may also be considering resale, neighbourhood influences, drainage, permitted uses, previous renovations, mechanical systems, market value and whether the property still fits the buyer’s original plan.
An investor may see rental income.
An experienced advisor may also be examining legal use, operating expenses, tenancy risks, financing requirements, future capital costs and the assumptions supporting the projected return.
Expertise changes what becomes visible.
The Four-Unit Power-of-Sale Lesson
In Episode 756 of LIFE’s Inside Track, Ken shares the story of a buyer considering a four-unit power-of-sale property.
The buyer had already visited the property with the listing agent but felt rushed and unable to investigate important systems carefully.
The buyer was an experienced contractor.
He understood construction.
What he lacked during that first visit was not intelligence. It was time, process and someone clearly accountable to his interests.
During the second visit, he had the opportunity to examine deficiencies, consider whether systems were functioning and discuss the unusual due diligence required for a power-of-sale purchase.
Even highly capable buyers benefit from representation.
Knowledge in one area does not remove blind spots in another.
Protect the Life After the Purchase
The goal is not to make buyers afraid.
The goal is to help them become appropriately careful.
You are not choosing a REALTOR® merely to find a property or prepare paperwork.
You are choosing who will help protect your money, your options and the life you will live after closing.
Because getting the house is not the entire goal.
