Property Summary

The quietness of the 21+ acres with a babbling brook, pond, serenity & seclusion surround this incredible
century home, create gentle ambiance both inside and out. The open concept living space features beautiful finishes, such as a kitchen with solid maple cabinetry, a large island, and granite countertops. You will find original tin ceilings in the kitchen and main bedroom. Reconstruction of 80% of the main floor includes replacement of walls to the core structure. Have your morning coffee in the lovely screened-in gazebo or in front of the home's windows facing front, back, and side with storybook country views. You may want to spend time also in the charming cedar-railed fenced garden with two trees. As a brilliant mid-morning sun rises through the mature trees, you can see it reflect off the babbling, meandering brook that is 2,000 ft southern boundary between this property and the neighbouring farmland.

The10-acre western meadow serves host to the newest technology in organic windrow composting. Three years have completed the transition from a green organic waste to a rich black soil amendment which boosts the much-needed nutrients feeding the wide variety of crops, bushes, and vegetables grown on this farm. The largest income producer is organic hay, which has shown us a consistent high-quality crop of 90 to 100 large scale square bales weighing about 40,800 kilograms, a market value of approximately $10,000 over a season of 3 cuts.

One10-acre field was newly seeded in 2021 with a specific blend as requested by a horse feed customer that contracts to purchase all that we can supply. The specific seed mix includes 15% perennial ryegrass, 15% tall fescue, 35% sunrise brand timothy, 15% persistent orchard grass, 15% Kentucky bluegrass, and 5% white clover. This was planted by a custom planter that is no till, leaving the soil undisturbed to continue the cycle of organic stability.

Rich organic compost supplies raised bed gardens with the same rich organic compost that support a variety of vegetables and fruit plants, including blackberries, raspberries, currants, and strawberries, to name a few. The 2021/22 Health Canada license to grow hemp is in compliance and available to transfer to the interested parties with successful completion of their application. Two large beds are set fallow ready for feminized seed for planting early in 2022.

The reinforced concrete water collection tank lying in the ground just north of the main barn can hold up to 140,000 gallons of Geothermal ground/rainwater used to irrigate all the hay fields, crop, hemp beds, and vegetable gardens.

This farm, formerly a larger production dairy facility, was a research and development facility for the current owners' health food company. The conversion of the milk house area now includes a renovated office space, production area, shower, sink, and utility area, all heated by a separate propane furnace.

Research has been done on a variety of areas including: Producing organic grass-fed beef from birth to 16 months to prove that an average market weight of 1600 pounds per animal without conventional grain can be done and done quite successfully. 600 lbs of burger patties were supplied to 2 burger shacks in Ottawa on a weekly basis, from the May long weekend to Labor Day with the owner boasting the Best Burger in Ottawa award. In addition, research was completed to develop a patented production machine for growing fresh organic barley sprouts in our insulated and heated new section of the barn, also proven to be very successful.

We have just completed a two-year research plan on reversing the effects of foundering in a light draft horse equine team. With a special diet and special memory foam running shoes these two brothers have a new lease on life and are beginning to water and irrigate the farm.

The back yard has hosted concerts and church services. It is also groomed and mowed in a size that can support an official hunter jumping course for training and horse competition which includes a judges’ booth screened in gazebo, a large pond equipped with a water fountain and a bridge crossing the brook.

The modern utility shed, which once served as a shelter for a variety of ducks and geese that utilized the pond, is sided with coloured metal, as with all our outbuildings. Recently, four separate paddocks have boarded up to 11 horses at $500/horse on average.

The original section of the barn has been converted to two extra-large box stalls for horses or other animals that include large viewing windows. The west end of that same section of the barn is a large open box stall with feeding gates and new automated ventilation system. This section allows animals to enter the barn during bad weather and exit to the barnyard and paddocks as desired. Special electric heating cord allows for fresh water to the water bowls throughout the year. The original barn also includes a saddle and tack area with rubber matted double crossties.

The potential for the upper floor of the original hip-roof barn is unlimited. At approximately 90’ x 32’ with 25’ ceilings, the possibilities could include an event barn, weddings, archery range, dry storage, etc. The roof has very recently been painted with aluminum paint, and the side walls with Tremclad paint.

The quietness and seclusion that surrounds this large home continues to be an amazing asset. Reconstruction of 80% of the main floor includes a complete revamp and replacement of all walls to the core structure. Certified by licensed electricians with completed inspections serve as a large safety and comfort factor. Special insulation called Rockwool was installed with the advantages of 22 R-value, sound, rodent and mold resistance. The 2020 installation of the outdoor wood boiler has been an amazing addition to a clean, healthy, and comfortable environment during the winter months. The boiler also serves as on demand hot water heat that supplies the house and a separate zone to heat the insulated newer addition of the barn (32’ x 80’). Plumbing, drywall, painting, tile installation was all done by contracted professionals. High speed internet is available all throughout the large home and a point-to-point device has been installed at the top of the 70’ silo to allow wi-Fi access to the barn. The upstairs 4-piece bathroom is in a design mode for functionality and will be completed shortly.

This amazing space of 21 +/- acres continues to impress from curb-side and from private balconies and decks with gorgeous sunrises and sunsets. For the outdoor enthusiast family passionate about growing their own food and allowing your pets to run free, livestock, and horses, this is a very special place for you to fulfill your dreams.
